Can foreigners own property in Belize?

Yes. Foreign buyers can own freehold property outright, with the same rights as Belizean citizens. There are no limits on the size or type of property, and you don’t need special permits or a local partner. One thing to watch: leasehold (national) land is reserved for Belizeans, so as a foreign buyer you’ll want freehold.

What does it cost beyond the purchase price?

Foreign buyers pay 8% stamp duty on the declared value, with the first BZ$20,000 (US$10,000) exempt. Closing costs, including closing agent or attorney fees and registration, usually add another 1–2%. After that, property tax is low: a yearly tax on the land’s value, not the buildings.

Can I get a mortgage in Belize?

Usually not. Foreign buyers generally can’t borrow from local banks. Most pay cash, which also gives you more bargaining power. Other options include a line of credit or refinancing at home, developer financing on some new developments, or a self-directed 401(k) for investment property.

How long does it take to buy?

For a cash purchase, closing usually takes 30–45 days. Once your offer is accepted, you’ll typically put down about 10%, held in escrow until closing. Registering the new title in your name can take longer afterward, depending on the type of title.

Which part of Belize is right for me?

It depends on how you want to live. Cayo offers rivers, jungle and more affordable prices. Placencia and Hopkins are quieter beach communities. Ambergris Caye is livelier, with strong rental demand. Corozal is affordable and close to Mexico. Tell me what matters to you and I’ll give you an honest picture of each.
